We will record the details of your offer and offer conditions and advise the vendor of the property as soon as possible. We will then report back to you with a response and advice as quickly as possible.
When the sale has been agreed by you, you will need to find a solicitor if you do not already have one. We can provide you with contact details for reputable solicitors who provide services in the area. It is important to instruct a solicitor quickly to assist in ensuring a smooth sale.
When we know which firm of solicitors you are using we will confirm the sale in writing (subject to contract) to them, to yourself and to the seller and their solicitors.
At this stage it is vital that you apply for your mortgage as soon as possible. This will assist is a smoother process.
When you have received your formal offer of mortgage contact your solicitor to find out if you can arrange to sign the contract to purchase the property. Your solicitor will adivse if they have received all documentation needed to let you proceed to this stage. You can also agree a more accurate completion date around this time.
Upon completion the monies are transferred from the purchaser's Solicitor to the vendor's Solicitor. The vendor's Solicitor will authorise completion to take place and you can collect the keys for your new home from our office. This usually takes place around 12.00 pm though this may vary.
